Fence Regulations and Zoning Permits
In order to erect a fence in Roanoke, there are several city ordinances that must be followed. These rules are in place to protect public safety and property. Fortunately, a dependable fencing company can take you through the process of acquiring the necessary permits.
6 Feet Tall and Under
Zoning permits will not be required for the installation of a fence or wall. However, there are still limitations as to the size and the location of these on the lot. Additionally, the addition of fence or wall in a Historic District may require a Certificate of Appropriateness from the Architectural Review Board. Please make sure to contact the Planning, Building, and Development Department if your property is located within a Historic District or within a flood zone to ensure the addition of the wall or fence is approvable.
Fences located between the street frontage and the house building line shall be 4 ft or less in height and 25% or more open area such as lattice work or picket. Privacy fences are not allowed in front of the house.
Fences located in the side or rear yard, which is behind the house, can be up to 6 feet high. There is no open area requirement, meaning privacy fences are allowed in the side or rear yard.
Above 6 Feet Tall
For a fence above 6 feet tall you will need to: complete Residential Building & Zoning Permit application or a Commercial Building & Zoning Permit application.
Give a Basic Development Plan (1 copy), delineating the following: Dimensions and shape of the lot; Adjoining streets; Location of the principal building on the lot; Location of the proposed fence or wall; Height of the proposed fence or wall; Fence type (solid, open wire, lattice, picket, etc.). If fence is lattice or picket, a fence detail must be provided which clearly delineates the open area of the fence.
Give Building plans and supporting documents (1 copy) and a Certificate of Appropriateness, if located in a H-1 or H-2 local historic district.
The review Process will take between 15 to 20 business days. There is a $25 zonning permit fee and a building permit fee based on the value of the work
